“Off-market” has become one of the most over-used phrases in Sydney property. Buyers ask for it, agents promise it, and buyer’s agents sell it as a secret advantage. Here’s the reality from someone who’s been on both sides.
What off-market actually is. An off-market property is one being sold without a public campaign, no portal listing, no signboard, no open homes. Sometimes it’s a vendor who wants privacy or a quick sale. Often it’s an agent testing the market with a small group before committing to a campaign. Occasionally, it’s a property that’s been shown to a lot of buyers already and hasn’t sold.
Why it can be an advantage. Fewer competing buyers means less pressure and, sometimes, a better price. You may see properties that would attract a bidding war if listed publicly. And for some vendors, a clean, quick, private sale is worth more than an extra $20,000, which puts a well-prepared buyer in a strong position.
Why it’s not automatically a good deal. Vendors going off-market often want a premium for the convenience. There’s no public campaign to reveal what the market thinks the property is worth. And the “exclusive opportunity” framing is designed to make you feel lucky, which is exactly the state of mind in which people overpay. I’ve seen buyers pay above the on-market value for off-market properties simply because they felt special.
What actually matters. Price relative to genuine comparable sales. The quality of the property and the land. The level of competition, real or manufactured. Whether it fits your brief and your long-term plans. These don’t change based on how the property came to your attention.
How we use off-market. Sagoo & Co. searches both on- and off-market. Our agent relationships across the Hills and Western Sydney mean we hear about properties before they list, but we assess every one of them the same way, and we’ll tell you to walk away from an off-market property just as readily as an on-market one.
Access is useful. Judgement is what protects your money.
